On the afternoon of December 10, 2024, the EM Institute for Urban and Real Estate Studies (ICREEM) of NYU Shanghai held an academic lecture on "Bargaining Power in the International Real Estate Investment Market: Focusing on the influence of China and the United States". Xiaoying Deng, Associate Professor of ICREEM at NYU, had a heated discussion with senior real estate practitioners and related scholars on the bargaining power of buyers from different countries, especially Chinese and American buyers, in the process of global real estate market transactions, as well as the real estate investment environment and status quo in major markets around the world.
The event was hosted by Prof. Guohua Jean Zhang, Dean of EM Urban and Real Estate Research Institute, New York University Shanghai, and Prof. Yao Zhiyong, Professor of Applied Economics, School of Management, Fudan University and Director of Housing Policy Research Center, Fudan University, as a special guest.
Xiaoying Deng is Associate Professor of Real Estate and Finance at Henley Business School, University of Reading. Her research interests include asset securitization and corporate finance, Fintech and real estate technology, real estate investment trusts, REITs, real estate and urban management, housing and household finance, etc.

This academic lecture not only revealed the profound impact of international capital flows on the global real estate investment trend and operation mechanism, but also provided a new empirical perspective for understanding the behavior patterns and market effects of capital from different countries in transnational real estate transactions, which has important academic value and policy implications.
